We are not local realtors. We are a high-volume provider of pre-platted, buildable lots. Our inventory is sold out quickly. For these reasons, we do not have listings. Realize that since the lots are guaranteed to be buildable and located within the respective community, the greatest value is in the price itself. For example, if the MLS listings for quarter acre interior lots within a given community range between $20,000 and $50,000 and we provide them to you for less then you have entered into a very fair deal regardless of the exact location and physical attributes of your specific lot. Land tends to increase in value far more often than not, so as long as you know you are in a good community and have paid below market prices, you can be confident that you’ve made a sound decision in your investment.

Can I go to see the lots?
Sure! While most of our customers do not visit the lots since they readily realize the value of our offering as an investment, you are very welcome to visit the specific area of which you are interested. The day that you plan to make your visit, we will forward you the necessary information for a certain number of our lowest priced lots there so you can see them for yourself. Keep in mind that we are very high-volume and lots are sold on a first come, first serve basis from the lowest priced lots up. So if you plan to see the lots for yourself, you should be prepared to make a decision on them on the day of your visit or you risk losing them to another customer.

Do you have lake lots?
We specialize in interior lots. Lots on the water tend to come at a premium and we want to get you the lowest priced lots possible within the community. We are confident that the lower priced interior lots will make a better investment for our customers. Consider this: If today an interior lot is priced at $15,000 and a lake lot within that same community is priced at $50,000, which is more likely to double in value within a few years? It is quite logical that many more people will be willing to spend $20,000 for a build able lot than would be willing to spend $60,000. There are certainly many more people who would be able to afford a $15,000 interior lot than a $60,000 lot of equal size that is on a lake.

What ongoing costs can I expect after I’ve purchased my lot?
Property taxes for these vacant lots are relatively low, many of which are less than $100 per year. Also, since these pre-platted lots are located within planned communities and subdivisions, there are nominal association or assessment fees required (some of these communities have their own fire departments, etc., and of course there are resort amenities to consider). They are different for each community, but in general tend to range anywhere from $10 to $20 per month. The association or assessment fees are worth it, in our opinion, because a planned community or subdivision will tend to have much greater growth (more building activity) than a random lot outside of a planned community. Building activity is typically associated with appreciation, since it directly impacts supply and demand.
